## 4. Product: Rentijer (Adriatic PMS)

Rentijer is Neviox Digital's own Property Management System (PMS) for Adriatic vacation rental owners and small/mid-size hospitality operators, live at https://rentijer.com and Neviox's primary product investment in 2026.

### Problem

Short-term rental owners in Croatia juggle one calendar per platform, manual eVisitor guest registration, tourist tax and membership calculations, and the VAT threshold. Generic global PMS platforms (Guesty, Hostaway, Lodgify) do not cover the Croatian specifics: eVisitor, tourist tax, HUB-3 payment slips.

### Solution

A property management system built for the Croatian market. What it does today:
- Calendar sync with Airbnb, Booking.com and Vrbo through two-way iCal feeds, one calendar coloured by platform, manual direct bookings included
- eVisitor automation: guest check-in and check-out sent to the Ministry of Tourism system from the reservation data, with a status per guest and alerts for stays that are missing at check-out
- Self check-in link for guests, with ID or passport scanning that fills the registration fields
- Tourist tax and tourist board membership calculation per municipality, with a reminder before the due date

A fixed-price discovery engagement delivering a complete technical specification before development begins. It prevents the budget overruns that follow when architecture decisions are made during development. - **Resubmit only pages whose content changed.** The sitemap used the deploy time as lastmod for every URL, so each deploy asked Google to recrawl the whole site and burned the daily indexing quota. The sync script now hashes each page's own content (title, description, canonical and main text, with navigation and footer excluded) and resubmits only pages whose hash changed.
- **City-specific FAQs on programmatic city pages.** City pages used to repeat their parent service page's generic FAQ. Each city page now has its own questions (cost, local sector, where we work), written in the site's message files for hr, en and de, and a CI check (`check:city-faqs`) fails the build if an indexed city page falls back to the generic set.
- **One image endpoint for social cards.** `/api/og` renders the Open Graph card, a 9:16 story and a 1080x1350 Instagram post from the same React layout and the site font, so the weekly promo image in our automation is generated from the live design instead of a design file.
